Home Information Packs

A Home Information Pack (HIP) is the file of documents that you need to have before you can sell your property. It contains the Energy Performance Certificate (EPC) which must be produced by a qualified and accredited Domestic Energy Assessor (DEA), various legal documents and, if the seller wishes, a Home Condition Report (HCR).

Until 31 May 2008, you can place your property on the market as soon as you have taken steps (e.g. ordering your EPC) to compile the HIP.

From 1 June 2008, you must have the completed HIP before you place your property on the market.

Apart from the EPC and the Home Condition Report, the seller can obtain for themselves the legal documents and searches which are required. But it is a time-consuming business, so most sellers prefer to purchase a complete HIP pack from a provider. The provider is also fully insured which protects all parties if there should be any material errors in the HIP. It's worth paying a few pounds more for peace of mind. Most HIP providers charge around £300+VAT for a HIP including the EPC but excluding the Home Condition Report. Leasehold properties require extra documents and may cost more.

Energy Performance Certificates (dwellings)Top ^

Energenius offers a full service to provide Energy Performance Certificates (EPC).

We operate in and around Newbury, Thatcham, Hungerford, Didcot, Wantage and Abingdon (RG7, RG8, RG14, RG17, RG18, RG19, RG20, RG26, RG30, RG31, OX11, OX12, OX13 and OX14 postcode areas).

The EPC sets out the ratings of your dwelling in terms of its energy efficiency (costs) and carbon footprint. Since December 2007, all dwellings (except new-build) being placed on sale in the open-market require an EPC as part of the Home Information Pack (HIP).

Using the latest technology, Energenius can provide your EPC in the shortest possible time - normally within 48hrs.

From 1 October 2008, all dwellings will require an EPC before they can be let to a new tenant.

We carry out surveys from 08.00 hrs to 18.00 hrs (16.00 hrs in autumn/winter) Mondays to Fridays. Some surveys can be undertaken on Saturdays at a premium charge.

Energy Performance Certificates (non-dwellings)Top ^

From 1 April 2008, commercial premises of more than 1,000m2 will require an energy performance certificate (EPC) before they can be sold or leased.

From 1 October 2008, this measure will apply to all commercial premises.

As well as the compulsory EPC for inclusion in HIP's, Energenius offers a full consultancy service in matters relating to energy efficiency.

With recent increases in fuel prices, it costs the average homeowner £1,000 each year to heat the home and provide hot water. In most homes more than ten years old there are cost-effective measures available to reduce this by hundreds of pounds each year. But beware! There are also some very expensive "improvements" which will not be anything like so effective in reducing your bills.

Using the same technology and methods as used to provide EPC's, we can advise on the best measures for your property. We can also advise in cases where Government grants are available to subsidise (up to 100% in some cases) the cost of work to improve the energy efficiency of your home.
